Real Estate

Real Estate has been the primary area of concentration for this law firm since its inception, and  I have represented more than 1,200 Buyers and Sellers of real estate in Illinois.  Real estate transactions include residential and commercial.  Clients include individuals, builders and investors.

 
Fees

Although all fees are subject to change with notice to the client, this firm usually charges a flat fee for real estate transactions.  All fees are due at closing, and are included on the closing statement.  See below for standard fees.

Residential ($525)

Most clients come from referrals from real estate agents and other attorneys.  Of course, call-ins are welcome.  Most cases are from repeat clients who are selling their homes and buying new ones.

Sellers:  As the Seller's attorney, most of my work comes before the closing.  Although you are not required to have an attorney in Illinois, Sellers are required by contract to present  evidence of ownership, transfer documents for real property and personal property, an affidavit of title, survey, and all relevant tax forms.  These and all other relevant documents will be professionally prepared and presented at closing.  In most cases, the Seller client does not have to be at the closing.

Buyers:  As the Buyer's attorney, most of my work comes at the closing.  Although you are not required to have an attorney in Illinois, Buyers will be presented with a considerable amount of legal documentation at closing.  It must be reviewed and executed for a successful closing.  The Buyer client is usually at the closing, unless arrangements are made in advance with the lender to allow the use of a power of attorney. 

Commercial ($675+)

Most clients come from referrals from other attorneys, although many commercial clients are already residential clients.  Commercial includes any retail, business, professional or rental properties.  This firm has handled many different types of commercial transactions from inner city (Chicago) industrial properties to suburban multi-million dollar apartment complexes to private professional offices.  Retail and other business transactions are usually accompanied by the purchase of the business itself.
